Doing Nothing For Now
If you've got a draft along the bottom of the door and the opener still runs smooth, you don't need a truck out here today. A worn bottom seal doesn't put anyone at risk and it doesn't get worse overnight. It lets in air, dust, and the odd bug, and in winter it'll cost you a little on heating the garage if you keep anything in there that matters. That's it.
What we won't do is tell you to replace a seal that's doing its job just because it's a few years old. If the vinyl still has some give when you press a thumb into it and it's sealing flush against the slab, leave it. Save the service call for when it's actually cracked, flattened, or pulling away from the track - which, given when most of this housing was built, is coming for a lot of these doors around the same time.
One honest note: we don't stock every seal profile for every door brand on the truck. Builder-grade doors from the 1990s and early 2000s sometimes used a track width that newer stock seals don't fit cleanly. If yours is one of those, expect us to order the right profile rather than force a universal one on.
What Is Going On
Little Elm's housing mostly went up between 1988 and 2014, with the median build year landing around 2003. That matters for seals specifically because builder-grade vinyl and rubber weather stripping has a working life of roughly fifteen to twenty years before it stops flexing and starts cracking. A house built in the early 2000s is now sitting right at or past that window.
Across the 23 named areas that make up this service area, the stock is overwhelmingly from that same 2000s wave, which means the seal problem isn't scattered - it tends to show up on the same timeline across whole streets at once. If your neighbor just had theirs done, yours is probably close behind.
What you're actually feeling when you notice a draft isn't usually one single gap. It's the bottom seal going flat where the door rests, the side stops pulling slightly away from the jamb as the vinyl shrinks with age, and sometimes the astragal between double doors losing its shape. None of that happens fast. It happens slowly enough that most people don't notice until they can see daylight under the door from inside the garage.
When to Call Someone
Call if you can see daylight under the door when it's fully closed, if the bottom seal has split rather than just flattened, or if you're finding debris - leaves, dirt, the odd rodent dropping - getting in along the bottom edge. Those are seal problems, not opener or spring problems, and they're a straightforward fix.
Also call if the draft comes with a temperature difference you can feel standing next to the door, not just see. That usually means the seal has pulled away enough that it's not making contact at all anymore, rather than just wearing thin.
You don't need to call if the door still closes tight and the draft is only noticeable in a stiff wind. That's normal for a seal that's doing most of its job and failing a little at the edges. We'd rather talk you through whether it's worth a service call than send a truck for something you can live with another season.
What the Weather Here Does to It
Little Elm falls in a moderate heat climate band, and heat - not cold - is what actually breaks down rubber and vinyl seals fastest. Repeated cycling between hot afternoons and cooler nights dries out the material from the outside in, and it shows up as cracking and stiffness long before the seal looks obviously worn.
That's a different failure pattern than you'd get in a place with hard freezes, where seals tend to stay flexible longer but crack suddenly in a cold snap. Here, it's a slow bake. A seal on a south- or west-facing garage door takes more direct sun over the course of a day and tends to go first.
The practical result: on a lot of the 2000s-built houses in this service area, the seal isn't failing because of one bad storm or one cold week. It's failing because it's been through twenty-plus summers of heat cycling, and that's simply what vinyl does under that kind of sun over that kind of time.
